102: Income Approach to Valuation - Live Online - July 2022 - IAAO HQ

The Income Approach to Valuation is designed to provide the students with an understanding and working knowledge of the procedures and techniques required to estimate the market value of vacant or improved properties by the income approach. The material covers real estate finance and investment, capitalization methods and techniques, analysis of income and expenses to estimate operating income, selection of capitalization rates, and application of the approach.

This course is a "live online" course (online sessions with a live instructor) with an online proctored exam with ProctorU. You will need a built-in or external webcam, a quiet/private environment, administrative installation rights, and a reliable internet connection. Also required is a photo I.D., calculator, and scratch paper. You will be asked to show these items at the start of your exam. For more information, review What To Expect on Exam Day from ProctorU.

The dates of this class are July 11, 12, 13, and 14, 2022 and the sessions are from 9AM CDT to 6PM Central.

The exam block is July 15-20, 2022.

This course is AQB approved, but please check with your state or other organization who you'd like to recognize CEUs earned from this course prior to registration. Acceptance of CEUs from this course will vary based on their standards.

When do I sign up for the exam? How do I sign up for my exam?

Please head to the Contents page and click "Schedule Your Proctored Exam".

Accept the invitation and create a new account. Select IAAO as your institution.

Then, you will be directed to schedule your exam.

Please ensure you have scheduled your exam prior to the end of the first day of your class. You will be responsible for any no-shows or rescheduling fees if you are unable to take your exam at the time you schedule.

How do I reschedule my exam?

To reschedule, please head to the Contents page and click "Schedule Your Proctored Exam". 

Then accept the invitation with your existing ProctorU account. ProctorU will then direct you to reschedule your exam. 

Do I have to take the final exam?

Please note that an exam is only required for completion credit. If you require attendance credit only, you may download your certificate from your transcript page once you have finished the final chapter in the course materials. 

Will my device work to take this exam?

We recommend checking ProctorU's technical requirements prior to your exam to ensure your device meets their requirements, including hardware, software, and connectivity. We also recommend testing your equipment.

What materials can I use on my exam? 

You are permitted to use a calculator and two pieces of blank scratch paper on all IAAO exams. If formulas are permitted for use on your exam, you will find them in the course materials section under Components.

Students in mapping courses are permitted to use the contents of their IAAO-issued mapping kit.

No other materials are allowed during your exam, and use of other materials will result in immediate disqualification.

How do I prepare beforehand?

Below is a checklist for right before your exam.

  • Have a government-issued I.D. ready 
  • Ensure that you are not connected to a VPN.
  • You will be required to be seated and test from a hard surface like a desk or table
  • Your test area should be in a private, well-lit room with no one else around you. Preferably with your back to the door and in a room without clear glass walls.
  • Clear your workspace from all materials.
  • Restart your computer and save & close any open documents, close all third-party programs, and unplug any secondary monitors. 
  • Have Chrome or Firefox downloaded and the ProctorU extension: Chrome or Firefox
  • Test your equipment on your ProctorU account
  • Remove any non-religious head coverings.  All headphones and watches must be removed before entering the exam.
  • Have your cellphone nearby but the sound turned off.

How do I take my final exam?

  1. You must schedule your exam no later than the end of the first day of your course. The exam window has been determined by your course sponsor, and you must choose an available appointment from your ProctorU dashboard.
  2. On test day, navigate to your ProctorU dashboard and begin your exam. Please utilize the information in this FAQ to ensure you are prepared.
  3. Your proctor will walk you through starting your exam, and will input the test password. 
  4. You will take your exam.

Can I leave my computer during the exam?

You must remain at your computer for the duration of the exam - leaving the area will disqualify your exam, as we cannot validate the entirety of the session if you are not present. Please make sure you are prepared to remain at your computer for up to 3 hours and have all of your resources, laptop charger, calculator, etc.  If you are unable to remain at your computer for the duration of your exam, please contact education@iaao.org for assistance and accommodation.

What happens after I am finished with my exam?

IAAO will review your proctored video within 1-2 weeks. After the video has been reviewed, you will receive your exam results and a link to download your course certificate via email.  Members can also access their IAAO Transcript by logging into their account and visiting this link.

I did not pass the exam. What are my options?

To apply for a re-take, please fill out the special exam application.
